Residential plot of different sizes as approved by the Authority and detailed in the Annexure demarcated on Ground by marking rcc poles on all corners of the plot
Project Area Boundary wall shall be constructed with columns, beams, and brickwork till the height of 6 feet. Total length of the boundary wall is 360m. Cost of the boundary wall will be 42 lakh approx. Individual plot boundary shall be constructed by the plot owner.
All the road in the project are either 5.5 m or 7.5 m wide with a pathway of 1.75 m and 2.25m on each side respectively. Road base will be finished with a 150mm layer WBM and 100 mm layer of GSB followed by 150mm thick RCC. Total Area of the road is 4600 sq.m at a cost of 1Cr.
All the roads will have footpaths in the shoulders and these footpaths will be finished with the material which will allow rain water percolation into the soil below. Total Area of the foot path is approx. 1200 sq.m
Till the time UP Jal Nigam will be in a position to spare water from their sources for this township, underground water will be drawn for supplying to consumers. HDPE pipes are being used for internal water supply with approx. length of 915 running meters
Sub-mains with provisions to link the disposal of each and every plot through manholes will be laid in front of all the plots and these sub-mains will be connected to the manholes of the trunk mains laid in the service corridors of the arterial roads. The trunk mains will ultimately terminate into STP. DWC pipes will be used for the entire sewer system with approx 915 m length. the total cost for laying of sewer line will be 15 lakh.
The external drainage network will be provided to carry the road and plot run-offs and finally disposed-off into the natural storm drain. The total length of the drains is 1530 m. which also includes the RWH lines. The approximate cost of laying the drain is 12 lakh.
All the parks as proposed in the Layout will be developed with provision of tot-lot areas, lawns, jogging tracks and shrub and shady trees as per the design. total area of the park is 2110 sq.m
Trees of different species will be planted on the periphery of the site and along the road. A total of around 200 trees shall be planted in the proposed project area.
The electrical network designed for the township is as per Indian Electricity Act and Rules, Guidelines and Regulations of UP Electricity Supply Code 2005 and Guidelines and Regulations of Uttar Pradesh Electricity Regulatory Commission for Electrical Distribution Networks in Private Builders Townships. Street light with 80 watt LED light on 7m high aluminium poles shall be installed.
Community Building such as school, hospitals, club etc. are the part of Hi-tech Township consisting of 368 acres.
Sewer and Sullage water shall be treated through STP (part of 368 acre Hi-Tech Township), and treated water shall be used for landscaping and horticulture.
Door to door collection of solid waste arrangement will be made in township through the maintenance agency.
Rain water harvesting pit numbers and size based on the design at different locations will be provided in the township and only overflow of these pits will be drained into natural nalahs.
Energy efficient LED luminaires will be used in the township.
As it is a township development, provisions have been made as per the National Building Code in the underground water tanks.
Already a part of approved 368 acre Hi-tech Township.
As it is a township development with parks and reasonably sized open areas so evacuation will not be a problem.
The township is been developed with reasonably sized green area.
