Residential plots of different sizes, group housing plots, commercial plots and public and semi-public use plots as approved by the authority and detailed in the annexure are demarcated on ground.
No boundary wall is being provided by the developer for the individual plots. The boundary wall will be constructed by the buyers.
All the main arteries will have flexible pavements with different thicknesses of base and sub-base courses depending upon the CBR value of the soil underneath. All sub-arteries with required design thickness based on CBR value will be either flexible or rigid pavements.
All main artery roads and sub-artery roads will have footpaths in the shoulders and these footpaths will be finished with the material which will allow rain water percolation into the soil below.
Till the time UP Jal Nigam will be in a position to spare water from their sources for this township, underground water will be drawn for supplying to consumers, The water demand is calculated as per the water supply manual of Ministry of housing and urban development Govt. of India. The per capita consumption of water is considered as 135 lpcd. and based on this demand and estimated population water requirement has been worked out. the town ship is divided in to 3 water zones and each Zone will have its Underground Service reservoir adequate to store 2/3rd of the 24 hr water demand, in addition to this 1/3 rd storage will be in an overhead service reservoir with a staging height which will ensure a terminal pressure adequate for a 15 mtr high building. pumps of adequate capacity will be installed in each underground water reservoir to lift the water to overhead water reservoir, arrangement of standby pumps will also be made in every underground service reservoir. The desired treatment to ensure potability of water for human consumption will be done before water is lifted to O.H. S.R for distribution. The water distribution in township will be under gravity only. and HPDE/MDPE pipes will be used for distribution, Ferrules will be provided for each house connection and a water meter will be installed on service line of each dwelling unit, Bulk supply will be provided to bigger plots of group Housing/ commercial/PSP plots. The permission to draw water will be taken from CGWB.
Sub-mains with provisions to link the disposal of each and every plot through chambers/ manholes will be laid infront of all the plots and these sub-mains will be connected to the manholes of trunk mains laid in the service corridors of the arterial and sub-arterial roads. The trunk mains will ultimately terminate into the STP where the sewerage will be treated and the residual water recycled into the township through a separate line and this water will be used for horticulture purposes and flushing purposes of high rise buildings. The total network will be of RCC spun pipes of NP2/NP3 grade.
Dual network, one for roof top rain water connected to Rainwater Harvesting Pits provided at different locations as per the design, and the overflow of Rainwater Harvesting Pits will be connected to the external drainage network. The external drainage network will be provided to carry the road and plot run-offs and finally disposed off into the natural storm drains connected to river Yamuna passing adjacent to the area. Both the networks will be underground and RCC spun pipes of NP2/ NP3 grade will be used to carry the storm water.
All the parks as proposed in the layout will be developed with provision for tot-lot areas, sports activity areas, lawns, jogging tracks and shrubs & shady trees as per the design.
Trees of different species will be planted on the periphery of the site and along roads. The species of the trees will be almost of the similar types which are already existing in the surrounding areas of our township. Big leaf trees will also be provided on the periphery.
The electrical network designed for the township is as per Indian Electricity Act and rules, guide lines and regulations of UP electricity supply code 2005 and guide lines, and regulations of Uttar Pradesh Electricity regulatory Commission for electrical distribution networks in Private builders Townships. The source of supply for township will be from UP Power Corporation Ltd, and network within the township will be laid by the developer, the network will be mainly underground both for H.T as well as LT, The distribution will be 33/11/.4 KVA, the transforming of voltage will be at 11/.4 and for this electrical sub stations as per design will be erected in the town ship. As far as possible LED electrical fixtures will be used on s wedged poles along all the roads in township, the distance between poles and height of poles will be regulated by the uniform desired Lux levels without and dark spots on the roads, the Lux level of each road will be guided by the norms of relevant codes for street lighting and carriage way widths of roads.
Plots for various community buildings required as per the bye laws based on the density norms have been provided in the township and have been approved by the authorities. These community plots will be sold to various interested parties for developing buildings over them. However, the plots for police chowki, police station and telephone exchanges will be handed over to the government free of cost for development.
As explained above the sewerage and sullage water will be treated in STPs and PHYTORID technology STP is proposed in the township. The recycle water will be used for irrigation purposes, car washing purposes and flushing purposes of high rise buildings.
Door to door collection of solid waste arrangement will be made in township through the maintenance agency which will be assigned maintenance of this town ship, besides this garbage bins and collection points have been proposed in the township. A tie up with the local municipality for organizing solid waste disposal of this township along with its other municipal areas will be entered in to.
Rainwater Harvesting Pit numbers and size based on the design at different locations will be provided in the township and only the overflow of these pits will be drained into natural nalahs. The recycled water from STPs will be used for irrigation purposes, car washing purposes and flushing purposes of high rise buildings to decrease the fresh water requirement of the township.
LED luminaires will be used in the township and solar energy will be used for charging the energy accumulators and lighting of roads and parks will be done with these accumulators as source for energy.
As it is a township development, provisions have been made as per the National Building Code in the underground water tanks for the water required for fire fighting. Also, fire hydrants will be provided on recycled water line so that in the event of emergency water can be drawn from these hydrants by the fire department.
Schools from anganwadi to high school level will be developed in the township by the private players and plots as per the bye law requirements have been provided for the same. Besides these schools, community centre, health centres, bal kalyan centres and blood bank plots have been provided for.
As it is a township development with parks and reasonably sized open areas so evacuation will not be a problem.
The township is been developed with reasonably sized greens having Neighbourhood Sports activities centre.
