Demarcation of plot was given by UPSIDA . It is a rectangular corner plot of 237mt. by 45 mt. situated on 24 mt. wide road and 18 mt road. As per the demarcation provided by UPSIDA permanent boundary wall on all four sides was raised.
1.5 meter high boundary wall with brick masonry and MS Grill has been constructed on all four sides.
Six meter wide internal road finished in trimix / concrete pavers . Length of the road is around 490 mt.s and approximate area shall be 2950 sq.mt.
Footpath shall have RCC curb stones and shall be finished with cement tiles / stone with an underlay of 100 mm thick PCC. All parking areas shall be finished with concrete paver / grass pavers as per design.
Provision of 24 by 7 water supply to all the apartments and common area through 100 KLD underground and 30 KLD overhead tanks shall be provided.
Under ground sewerage system has .been proposed. The sewerage system shall be connected to STP. The capacity of STP shall be 65 KLD approximately
Covered storm water drain is being provided on the 6mt wide peripheral road which is connected to rain water harvesting pits with provision of water over flow to the external drains.
Green area has been provided well distributed with in the plot. The total area of the green is about 1890 sq.mt.
More than 80 trees will be provided along the boundary. Out of this about fifty percent will be ornamental and balance fifty percent shall be evergreen type.
External lighting shall comprise of LED based light fixtures with desired lux level as per NBC norms . Electrical system shall consist of supply through 850 KVA transformer. Individual connections in each apartment shall be provided by state electricity board.
Community facilities have been provided above the commercial area. First floor of the community area has lounge with common toilets, gymnasium and indoor games. Second floor shall have multi-purpose hall and spill out terrace.
About 65 KLD capacity of STP has been provided at ground level to take care of the sewage and waste water. The treated water will be used for gardening, flushing of WC etc.
The expected solid waste generation is 0.6 kg/ day/ capita . In order to treat this, a composture shall be provided.
Recharging of ground water will be through rain water harvesting system. Treated water from STP will be re used for flushing of WC and horticulture etc.
Adequate use of LED lights in street lighting and common area has been proposed. To save energy, solar panels shall be installed as per norms. Some part of the hot water demand in the commercial area will be met through solar energy and in this regard due norms will be followed.
Fire hose cabinet has been provided on every floor as per NBC which is connected to over head fire tank.
Shops, pool, steam, sauna, community hall, gymnasium, kids play area, basket ball and badminton provided with in the complex.
Two stair case in each tower has been provided out of which one is a fire stair case planned as per NBC norms. Each floor has only four apartments for whom two stair cases are available for exit in case of emergency. The stair case leads to internal peripheral roads on ground floor.
Rest all work to be done as per sanctioned drawings and approvals.
