The plot will be demarcated as per the sanction and survey drawing. A detailed survey of all the coordinates will be done and the exact dimensions will be marked at the site. The demarcation will be as per the lease deed and the kabza letter of the project.
A boundary wall of RCC/Brick with plaster and railing will be made. The boundary wall will be made as per the permissible sides of the plot since the plot is a part of the sports city hence all the 4 sides can’t have a boundary wall as per the NOIDA authority norms. But the boundaries of the plot will be property secured with hedges and safety will be provided for the residents.
Access road to all towers will be provided as per design. They will be designed to take up the live load and as per NBC. The roads will be a mix of concrete or cobbles and stone cobbles so that the desired design is achieved. The roads will take care of all vehicular traffic and will provide access to each and every tower.
Designed footpath in the central green as walkways and jogging track. These footpath will be made from cobbles, stone cobbles, and green pavers.
NOIDA authority shall supply water for the entire society, which shall be supplied to all units. The water will be first pumped to the underground storage tanks, it will be then pumped to the overhead storage tanks of all towers for regular supply of water.
All the sever will be transferred thru the network of pipes through the shafts and will flow to the STP of the project. Centralised STP to treat the sewage will be designed and provided. This STP will be made in MBBR technology and will treat all the sewage generated of the project.
Rain water drains as per design and requirements. The drains will collect the surface runoff as well as the water from the terraces and the collected rainwater will run thru a proper network of channels. These channels will lead to the rainwater harvesting pits provided. The overflow of the rainwater pits will also be connected to each other as well.
Beautiful parks as per design will be made for residents to enjoy and relax. Various features as flower beds, gardens, trees, light bollards, sit out areas will be provided in the parks. Various playing facility for toddlers and kids and relaxing areas for elders will be provided.
The no of trees as per approved building plan and design. The trees will be a mix of shady, ornamental, flowing, evergreen and seasonal trees. They will provide necessary greenery, shade, and will act as oxygen lungs for the society.
Power supply from NOIDA electricity Board and street light as per design standards. Required number of GD sets will be provided in the project to cater to residents and for common areas as well. The electric supply will be based on the prevalent standards, norms and for the comfort of the residents.
Club will be made as per approved building plan with all modern facilities. Community hall, gym, indoor play areas and relaxing sitting areas will be provided. The club building exteriors and interiors will be made state of the art and modern. The club will cater to all age groups of residents and will be a gathering place for the residents.
STP will be provided as per design to treat the sewage. The STP will be based on MBBR technology and will be able to treat all the sewage generated. The treated will be used for flushing of the toilets and for the landscaping irrigation works. Additional treated water, if there, will be used for the irrigation of the green belt.
Collection, storage and disposal as per NBC and UPPCB. The Solid waste will be collected from door to door and will be segregated at the source itself. It will be mandatory for the residents to fully segregate their solid waste before handing it over to the collection team. Separate blue and green dustbins will be provided at the common areas for disposal of SW. The recyclable waste will be given to authorised recyclers and proper documentation will be done for the same.
Rain water harvesting system will be provided as per design and dual flushing system will also be provided. Water conservation practices will be followed throughout the project with residents being advised to practice minimum water wastage and adopt all water conservation practices.
Usage of LED lights will be done for common areas of the project. The use of the common lighting will be optimised by using grid system for closing the alternative lights after 12 pm at night. Also other systems of energy optimisation will be used such as all common area lighting including the street lights, facade lights, corridor lights and all lights in landscape areas will be LED lights.
Best design fire protection system as per the approvals and norms . Use of fire sprinkler system, smoke detectors and fire alarm system. Fire staircases, fire escape routes, fire drills for the residents, fire related awareness programmes.. Fire safety being the utmost important matter during construction and after the handover of the project, designated tasks of fire management will be given to the fire officer in charge.
Social gathering places in the club and park are being designed. Amphitheater, park areas, tot lots and other gathering places in the landscaped areas. Stilt areas of the towers will have catering places and recreation places for the residents to enjoy. Club or community building will have maximum social and recreational places.
As per approved building plan and fire approvals, fire staircases as per the norms and approvals. Proper fire exit markings will be provided at all and strategic locations to guide the exit during emergency. Emergency exits will be regular checked for any obstruction and clearances will always be made clear. The fire tanks, fire hose, fire reels will be regularly checked and maintained periodically.
Beautification of the whole complex and the work to make the project into a state of the art residential project. All the works will be done As per approved building plans and norms. The facade of the building will be made in a very unique design and the project will stand out as a landmark project. Proper waterproofing of all the wet areas will be done to ensure there is no seepage and water ingress into other areas.
